The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has granted statutory regulatory clearances to 15 major real estate projects distributed across eight key districts of Uttar Pradesh. Chaired by UP RERA Chairman Sanjay Bhoosreddy during the authority's 216th official meeting held at its state headquarters on Tuesday, the governing body approved proposals aggregating an investment of ₹1,226.57 crore. The greenlit developments are set to construct 1,549 high-end residential and commercial units, with state capital Lucknow emerging as the primary investment magnet, accounting for nearly 40 percent of total capital inflow.
Capital Influx in Lucknow and Varanasi: Housing Supply Expands with 599 New Units
Urban demand in Tier-1 and key pilgrimage economic centers remains central to the state's housing trajectory:
Lucknow Leads Statewide Approvals: The state capital secured the largest share, with seven dedicated residential projects approved at an estimated capital investment of ₹471.24 crore, which will deliver 599 modern residential apartments and villas.
Varanasi Takes Second Spot: Bolstering its rapid urban expansion, Varanasi secured approvals for two major projects—one residential and one mixed-use category—involving a committed investment of ₹166.73 crore to develop 330 units.
Strict Timeline Adherence: UP RERA mandated that all developers execute and complete the sanctioned structural works within strictly specified timeframes in full compliance with the provisions of the Real Estate (Regulation and Development) Act.
Regional Breakdown: Multi-Crore Projects Cleared in Mathura, Agra, Meerut, and Bulandshahr
The remaining capital allocation targets growing commercial and residential centers across central and western Uttar Pradesh:
Mathura Housing Boost: A high-value residential project in Mathura was sanctioned with an outlay of ₹252.80 crore, establishing 310 residential units.
Agra Commercial Center: Agra secured clearance for a high-value commercial venture valued at ₹135 crore, adding 29 prime business units to its urban core.
Bulandshahr Mixed Development: Positioned within the NCR expansion corridor, Bulandshahr received the nod for a mixed-category project worth ₹119.34 crore, adding 122 units.
Barabanki, Moradabad, and Meerut: The regulator approved projects across Barabanki with 92 residential units, a mixed development in Moradabad valued at ₹42.34 crore with four units, and an urban residential development in Meerut worth ₹26.44 crore delivering 63 units.
Economic Multiplier: Boosting Construction Ancillaries and Regulatory Oversight
Beyond housing availability, the approval pipeline serves as a major driver for local economic revival and employment generation:
Spur Across Ancillary Sectors: The simultaneous rollout of construction across eight districts is expected to accelerate demand across building materials, cement, structural steel, logistics, mechanical engineering, and local artisanal construction labor.
Active On-Ground Monitoring: UP RERA Chairman Sanjay Bhoosreddy reiterated that the regulatory watchdog is ensuring swift procedural approvals for verified developers while maintaining continuous oversight over physical project milestones to protect homebuyer interests and eliminate project delivery delays.
