Gorakhpur's ₹338.50 Cr Raptinagar Township & Sports City Secures Environmental Clearance

Post

In a massive infrastructure milestone that will redefine the urban and athletic landscape of eastern Uttar Pradesh, the Gorakhpur Development Authority (GDA) has secured long-awaited environmental clearance for its flagship Raptinagar Extension Township and Sports City project. The ambitious ₹338.50 crore mega-development, which had been awaiting statutory clearance for nearly 31 months, received formal approval following a detailed presentation before the State-Level Expert Appraisal Committee (SEAC). With the foundation stone originally laid by Chief Minister Yogi Adityanath on March 15, 2024, the removal of this pivotal regulatory bottleneck now clears the deck for full-throttle construction across the entire project footprint.

Master Plan Layout: 207-Acre Blueprint Across Residential, Commercial, and Social Infrastructure

The mega-development is meticulously engineered to provide an integrated urban ecosystem blending green living with world-class facilities:

Land Allocation Breakdown: The project spans an expansive 207 acres, dedicating 174 acres to a state-of-the-art modern residential township and reserving 33 acres for a dedicated sports city.

Comprehensive Plot Distribution: The development plan proposes a total of 2,272 plots, featuring 1,412 individual residential plots, 46 premium commercial plots, and 794 builder plots designed for group housing.

Social and Institutional Infrastructure: The master layout incorporates two modern hospitals, two schools and recreational clubhouses, five localized healthcare clinics, and four specialized student and working-professional hostels.

RERA Compliance and Monetization Rights: Following prior approval of the project's Terms of Reference (TOR) and UP RERA registration, plot booking procedures are actively progressing, with designated developer PKH Project LLP authorized to monetize approximately 18 acres of earmarked land.

On-Ground Construction Milestones: Park Boundaries and Pavilion Foundations Ready

Ground-level execution by the Gorakhpur Development Authority is already showing rapid physical progress across designated zones:

Civic Greenery and Park Outlines: Boundary walls for 16 public parks across the project sector have reached 100 percent completion, with base foundation work successfully laid for an additional five parks.

Sports City Base Engineering: Official sanctions have been cleared for the perimeter boundary wall enclosing the Sports City, the foundational footing for the central stadium pavilion, and large-scale site leveling and earth-filling operations.

Accelerated Civil Works: With formal environmental clearance now in hand, heavy machinery and engineering contractors have been directed to scale up internal road laying, drainage networks, and electrical pipeline setups without further procedural delays.

State-of-the-Art Athletic Complex: Multi-Discipline Facilities Coming to Eastern UP

The 33-acre Sports City zone is designed to serve as a world-class regional training hub for emerging sporting talent:

Olympic and Precision Sports: The complex will house specialized Olympic-standard facilities for archery, precision indoor shooting ranges, and Olympic-length swimming pools.

Team and Court Sports: Construction plans include dedicated outdoor stadiums and courts for cricket, football, basketball, and synthetic lawn tennis courts.

Athletic Training Tracks: A professional, all-weather synthetic running track will be established to host state and national athletics trials.

Transformative City Asset: Once commissioned, the project will simultaneously deliver a model residential satellite city while providing Gorakhpur with an international-caliber sporting destination for competitive athletes and local youth alike.
